How to Apply for a Rental Home

Renting through Hopkins Property Management is straightforward and transparent. Here's what to expect from application to move-in.

1. Browse & Tour — View available single-family homes online and schedule a self-guided or agent-led tour.

2. Apply Online — Submit a rental application with proof of income, ID, and rental history for each adult applicant.

3. Qualification Review — We verify income (typically 3x the monthly rent), run background and credit checks, and confirm rental references.

4. Sign & Move In — Once approved, sign your lease, pay the security deposit and first month's rent, and schedule your move-in walkthrough.

  • What is your pet policy?

Most properties allow pets with owner approval, a pet fee, and breed/weight restrictions; check your specific listing or ask your property manager for details.
  • How do I renew or end my lease?

We'll contact you 60-90 days before your lease ends with renewal terms; if you plan to move out, written notice is required per your lease, typically 60 days.

Emergencies include no heat or AC in extreme weather, active water leaks, no water, gas leaks, and safety or security hazards; these are prioritized for same-day response.

Yes, deposits are refundable minus any damages beyond normal wear and tear, documented with move-in and move-out condition reports, and returned per Georgia law timelines.
